Key Legal Requirement
The Core Changes You Must Know in 2026
End of Section 21 & New Possession Rules
Landlords will no longer be able to end a tenancy without a legal reason. All possession must follow updated Section 8 grounds, including specific circumstances such as selling the property or moving back in.
Move to Periodic Tenancies
Fixed-term tenancies will be replaced with periodic agreements. This changes how tenancies are structured, how notice is given, and how landlords manage long-term occupancy.
